If you are thinking about building a home on your own land in the Texas Hill Country this video is for you — the land selection, the setbacks, the foundation, the construction process, and what I do for you while your home is being built.

First — how to pick your land. You measure 60 feet back from the street for your setback. Then you measure the depth of your house. Then you figure out which trees you are keeping — because you do not move to the Texas Hill Country to take out the big oak trees. Just remember 10 feet around the trunk so the roots do not mess with your foundation.
Second — slope matters. The flatter the land the less your foundation costs. Every dollar saved on foundation is a dollar you can spend on square footage or finishes.
Third — post tension foundation is the best option in the Texas Hill Country because our land is dry and it shifts. Inspect what you expect on every single pour.
Fourth — if you are building from out of state I am your boots on the ground. I check the sink placement, the appliance locations, the electrical, the sheetrock, and the insulation. My job is to make sure your home is built the way it should be built.

What are setbacks when building on land in Texas? A setback is the required distance between your home and the property line or street. In most Texas Hill Country areas you must measure at least 60 feet back from the street before your home can begin.
What type of foundation is best in the Texas Hill Country? Post tension foundations are the best choice because the land is dry and shifts seasonally. Post tension slabs use steel cables tensioned after the concrete pours to prevent cracking as the soil moves.
