Is This $2 Million New Braunfels Home Really Worth It? My Honest Verdict on Vintage Oaks

I am going to give you my honest verdict on this one. And you might be surprised.
I toured a $2 million home inside Vintage Oaks in New Braunfels Texas — one of the most sought after communities in the Texas Hill Country. German Shmear walls, a waterfall island, a professional grade stove with pot filler, a butler's pantry with wine fridge, a movie room, a game room, a towel warmer in the master bathroom, and a back porch built for entertaining with an outdoor kitchen and fireplace. All on 1.1 acres.
The finishes are stunning. The master bathroom is a showpiece. The natural light is unreal. The smooth wall finish alone is a $40,000 upgrade you rarely see in the South.

But here is my problem.
The Numbers Do Not Lie
They spent $500,000 on landscaping — retaining walls, fencing, all of it. And the master closet is not big enough for a $2 million house. My shoes and handbags alone would fill it up.
More importantly this home will comp at $1.5 million. Not $2 million. And I would never let a client spend $2 million on a home they cannot turn around and sell if they needed to. That is not protecting your investment. That is overpaying.
My verdict? The house is absolutely worth $1.5 million. At $2 million I am going to have to say no.
That is what I do. I tell you the truth even when it is not what you want to hear. Because my clients never overpay. Ever.

Vintage Oaks is one of New Braunfels' most established luxury communities. The Preserves at Elm Creek is a beautiful section with high end custom homes. But every home needs to be evaluated on its own merits — not just the community name.

What is a German Shmear wall finish? German Shmear is a technique where mortar is applied over brick in a thin irregular layer giving it a weathered European look. It is popular in the Texas Hill Country and adds significant visual character to a home.
Why does the comp value matter so much when buying a luxury home? Because the day you decide to sell the market does not care what you paid. It cares what comparable homes sold for. If you overpay today you are locked into a loss tomorrow. That is why I check comps on every single property before I ever let a client make an offer.
