On my very first day living in Bulverde Texas — Easter weekend 2018 — I went to the post office to do an address change. Then I strolled over to the farmers market and a lady selling tomatoes and cucumbers asked me if I was new. I said yes, today is my very first day. And she said — well, welcome. You are going to live longer now that you have moved here.
I believe she was right.

I am Vanessa Bradford the Hill Country Queen and I have been living in Bulverde since 2018. Bulverde was originally settled in the 1850s by German settlers and that small town heritage is still alive and well here today.
The local gas station right in the center of town used to be the general store. This is where everybody came for their news, a cup of coffee, and a hello before starting their day. That spirit never left.
Once a month the city hosts Music in the Park. We all show up at dusk with wine coolers and bags of food. We share snacks with our neighbors. Kids run around. We listen to music and we just enjoy living in the Texas Hill Country.
Vine in the Village is one of my absolute favorite spots — open every afternoon from 4 to 10 PM. It is the Cheers of Bulverde where everybody knows your name. Music, games, and genuine community. The Jubilee and the German Christmas market come during the holiday season. Boutique shops and family owned businesses line the streets. The farmers market brings fresh local produce every week.
Bulverde is ranked number three best place to raise a family in Comal County with an A grade for public schools and family friendliness. Median household income is $108,413 — well above the national average. You are 25 minutes from San Antonio, 30 minutes from New Braunfels, and surrounded by rolling oak studded Hill Country that people drive hours to visit. You get to live here every single day.
