As of 2026 your standard homestead exemption jumped to $140,000. On a $500,000 home you only pay school taxes on $360,000. For neighbors 65 or older or disabled, an additional $60,000 stacks on top for $200,000 total — often wiping out the school portion entirely.
Watch for MUDs and PIDs — rates can spike from 1.75 percent to 2.5 or 3 percent in certain new developments. I know which communities do this.
Protest your value every March. Texas is a non-disclosure state. Save every repair receipt — that money comes right off your appraised value.
